We work backward from the closing date
Tell us the date and we build the timeline around it. If something on the property is going to be a problem for a carrier, you hear it from us early — not the week of.
Carriers for the harder houses
Older roof, rural property outside a fire district, a past claim on the buyer's record. When one carrier says no, being independent means we take it to one that says yes.
Flood answered before it's a surprise
Flood is always a separate policy from homeowners. If the lender's going to require it, we'd rather your buyer know that early enough to plan for it than find out at the closing table.
Auto bundled in
We'll price the buyer's auto alongside the new home policy. It's usually where the savings show up, and it's a good look for the agent who pointed them our way.

A first-time buyer has just signed the biggest thing they've ever signed, and now somebody's asking them about dwelling limits and deductibles. We slow down and walk them through what the policy actually covers, what a wind and hail deductible means when it's a percentage instead of a flat number, and why the cheapest number on the page isn't always the one they want.
They come out of it understanding what they bought. You come out of it as the agent who sent them to somebody who treated them right.

Working a listing instead?
If a seller's policy is about to lapse, or a house is going to sit empty between closings, that's worth a phone call. A vacant home is a different animal to a carrier, and the standard policy isn't always built for it.

Will you send the binder to the lender and title company?
Yes. Give us the lender's processor and the title company's closer and we'll send the evidence of insurance straight to them, so nobody is hunting for it the day before closing.
What if the house has an older roof, sits out in the county, or the buyer has a past claim?
That's exactly when an independent agency helps. We represent several carriers, so when one won't write an older roof or a rural property, we can take it to one that will instead of the deal stalling. Tell us early and we'll tell you straight what we're working with.
Do you handle flood insurance when the lender requires it?
Yes. Flood is always a separate policy from homeowners — it's never part of the standard form. If the lender requires it, or a buyer just wants to know where the property sits, we'll look it up and quote it.
Can the buyer bundle their auto insurance with the new home policy?
Usually, and it's often where the savings show up. When we quote the home we'll price the auto alongside it so the buyer can see both numbers together before closing.
