North Little Rock isn't one place. A 1920s bungalow in Park Hill, a new build off Crystal Hill, a shop in Argenta, a house down in Levy or Rose City near the river bottoms, a family out toward Burns Park — those are five different insurance conversations. The housing stock here runs the whole range, and that's the single biggest thing that shapes a homeowners policy in this town. Park Hill and the older parts of Levy have beautiful homes built long before modern wiring, plumbing, and roof decking standards. Out toward Crystal Hill and the northwest side, you've got newer construction with different numbers entirely. Argenta has historic buildings that have been turned into shops, lofts, and restaurants — and those come with their own questions about rebuild cost and business coverage.

Then there's the river. Parts of North Little Rock sit close to the Arkansas River and its bottoms, and flood is not covered by a standard homeowners policy anywhere in America — that's a separate policy, usually through the National Flood Insurance Program. Older homes, modern rebuild costs

If your house was built in 1948, rebuilding it to today's code costs more than rebuilding what's standing there now. Ordinance or law coverage deals with that gap, and a lot of older North Little Rock policies don't have enough of it.

Spring hail and straight-line wind

Central Arkansas gets hail rounds most springs. Roof age and roof surface terms — replacement cost versus actual cash value — matter enormously on a 20-year-old roof, and those terms have been changing on renewals.

River proximity and drainage

Flood is always a separate policy. Some parts of town also deal with street and drainage backup, which is a different endorsement altogether.
